Who This Is For

Commercial is not residential with bigger numbers. It's a different package, a different buyer, and a different set of platforms. These classes are the shortcut we wish someone had handed us.

Residential agents crossing over

You have a license and a work ethic and no idea what an offering memorandum is supposed to look like. Start here.

New commercial agents

You're a year or two in and still guessing at underwriting, marketing spend, and which platforms actually produce calls.

Owners and investors

You own commercial property and want to know exactly what a broker should be doing for you before you sign anything.

Teams and offices

Bring your agents. We'll pull up a live listing and take it apart in front of the room.

The Classes

Four classes, each one a complete piece of the job. Take them in any order — you're never behind, and you never have to wait for the next one to start.

Next — Aug 12

Marketing the Deal

How we actually take a commercial listing to market — the package, the copy, the photos, the platforms, and the first 48 hours.

  • What an offering memorandum must contain
  • Copy that gets read to the end
  • Photography, aerials and floor plans — what to pay for
  • LoopNet, Crexi, CoStar, blasts, signage and social
  • Working the first 48 hours of response

Finding the Deal

Where commercial inventory actually comes from before it hits a portal — sourcing, prospecting, and working off-market.

  • Reading ownership records and finding the decision maker
  • Building a farm you can work for years
  • The off-market conversation that doesn't get you hung up on
  • Tracking leads so nothing falls through

Underwriting the Deal

The math behind the price. What the numbers mean, where they come from, and how to know when a deal doesn't work.

  • NOI, cap rate, and what actually belongs in expenses
  • Debt service, DSCR, and what a lender is looking at
  • Cash-on-cash and holding-period thinking
  • Sanity-checking a seller's pro forma

Closing the Deal

From letter of intent to recorded deed — the paperwork, the due diligence, and the places commercial deals fall apart.

  • Writing an LOI that survives contact with a buyer
  • Due diligence periods and what to actually check
  • Title, survey, environmental and zoning
  • Managing the last two weeks before closing
Join the list and we'll tell you first

There's no "Series 1" anymore. Every class stands on its own, so you can start with whichever one solves your problem this month — and you'll never sit down feeling like you missed something.

AI Does the Grunt Work

We close every class with live demos — no slideware, no theory. You watch it happen and you leave with the links.

  • Paste a lease, get the terms back in a table
  • Turn one sentence into a property landing page
  • Generate LoopNet copy, a LinkedIn post and an email blast in one pass

How It Works

Simple, small, and free. Come once or come to all four.

Free to attend

No cost, no upsell at the end, no recruiting pitch.

Small room

We cap the seats so there's time for real questions.

Real files

Actual listings and actual numbers on the screen.

Bring a listing

Bring one you're stuck on and we'll work it in the room.

Questions

The ones we get asked most.

Do I have to be a licensed agent?
No. The classes are built for agents, but owners and investors are welcome and get a lot out of them — especially Underwriting the Deal and Marketing the Deal.
Do I have to take them in order?
No — that's the whole point of the redesign. Each class is self-contained. Start wherever you want and pick up the rest as they come around.
Is there a cost?
None. The classes are free and there's nothing sold at the end.
Do I have to switch brokerages to attend?
Absolutely not. Agents from any office are welcome. Come learn the system and take it back to wherever you hang your license.
Can I bring one of my own listings?
Please do. Bring a listing that's gone quiet and we'll pull it up and work on it with the room — that's usually the most useful part of the hour.
Where is it held?
RE/MAX Associates, 6955 S Union Park Center #140, Cottonwood Heights, UT 84047. Doors open 15 minutes before the start time.

Next up: Marketing the Deal
