Common Operating Expenses Explained

Property taxes are assessed by the county based on the property's appraised value. In Utah, commercial properties are taxed at 100% of fair market value. Rates vary by county and taxing district, but tenants in NNN leases pay their pro-rata share based on leased square footage.

Building insurance covers the structure, liability, and sometimes loss of rents. Tenants typically carry their own contents and liability insurance. In NNN leases, the tenant's share of building insurance is passed through as an additional cost.
